Major Amendment in Chhattisgarh Land Development Rules, 1984 to Promote Industry and Trade

Industries Can Now Build Twice as Much on a Single PlotRaipur, April 24, 2025 – The Chhattisgarh government has amended the Chhattisgarh Land Development Rules, 1984, allowing industries to construct twice as much on a single plot of land. This amendment, initiated under the special guidance of Chief Minister Shri Vishnu Deo Sai, aims to boost industrial and commercial development across the state. The changes to the Land Development Rules were officially notified on December 24, 2024.For flatted industries, the Floor Area Ratio (FAR) has been increased from 1.5 to 3.0, enabling industries to utilize double the space on the same plot. This is especially beneficial for MSMEs and startups, as it provides more usable space at a lower cost. Additionally, ground coverage for industrial plots has been raised from 60% to 70%, and setback requirements have been reduced, allowing for more efficient land use.In municipal and development authority areas, a minimum FAR of 5.0 has been set for commercial buildings. For plots of 5 acres or more with access to roads 100 meters wide, the 5.0 FAR will apply. If these plots fall under Central Business District (CBD) or Transit Oriented Development (TOD) zones, an additional 2.0 FAR will be permitted, making the total FAR up to 7.0.Chief Minister Shri Vishnu Deo Sai stated that these reforms will promote modern industrial and commercial growth in the state. The changes are expected to attract more investment, create employment opportunities, and drive economic progress. The Town and Country Planning Department has formulated these amendments as part of an industry-friendly policy to encourage industrial and commercial investment in Chhattisgarh.
